I always find that the data only tells half the story. Yeah, there are lots of homes being sold, but it's not home-buyers that are purchasing them, it's the investors. Maybe the numbers will be enough to turn the tables and get the economy thinking everything's gonna be alright.

Jeff, excellent post. Today, there is so much information flying at the sellers, and buyers for that matter, that most people are overwhelmed and don't know how to react. Excellent job and keep up the great work!!!

Indeed, it is a positive quarter for the Los Angeles area rental market. In addition to a 70 basis point decrease in vacancy rate from the previous quareter, the year over year comparison (Q3 2010 vs. Q3 2009) show a 60 basis point advantage for the former (4.9% vs. 5.4%). According to the REIS vacancy report , the asking price has remained unchanged (staying solid at $1,392 per unit), suggesting that the upspike in demand has not, at least as of yet, sent the asking rent upwards. Hopefully, the rental market will continue to bloom in the new year, but only time will tell (as well as the fourth quarter data).

The data referenced above can be obtained from the "Los Angeles-Apartment" report at www.reisreports.com

It will never happen. Yeah, Mr. Lender, we want you to get rid of the only money-making loans on your books -- the ones with homeowners paying above-market rates because they can't refi -- the loans with borrowers who aren't in default --.and take a big hit. We want you to exchange the possibility of loss for the certainty of loss. Who comes up with this stuff?! No wonder not a single lender has opted into the program as far as I can tell. Fannie and Freddie sure haven't.

The online appraisal sites are just for an estimate. In order for you to get a more accurate value it would be best to contact a Realtor to do an analysis or an appraiser. As a Realtor in Orange County, the objective of my analysis of a homes value is to see what it will sell for. My analysis are usually right on. Ultimately the market will choose the price but you have to set an asking price to get a sales price.

Great article - no automatic evaluation software will get prices right. It's just impossible.

Though I'm not surprised at Jeff's consistent dedication, it's amazing to me he's been "blogging" since a time I that I thought, "Oh, blogs, how silly". Well, not any more.
After Dan Romero's introduction for me to BNI's Diamond Club chapter, Jeffrey quickly became the reason I joined the chapter. His clear, concise leadership was key for my decision to join with other knowledgeable business professionals. Throughout his meeting leadership term(s) Jeff has always purposefully infused our meetings with a goals-oriented atmosphere perfectly enhanced with a sense of humor and genuine humility.
Thank you Jeff for being such an important facilitator for our community of networking professionals. Thank you for your leadership and generous, unselfish service.
