Does a seller have to complete all the repairs on the Home Inspection?

A common question that we have by first time and often repeat home buyers is… does a seller have to do or complete all the repairs noted on the home inspection. In California, the purchase agreement is very clear in stating that the home is sold in it’s “as-is” present physical condition, subject to the buyers inspection, investigation, etc… The seller’s only responsible for making sure the property has operable smoke detectors, that the water heater is strapped, and now the property has to have a carbon monoxide detector..
